Abstract/Summary
In this practicum report, the issues encountered by the CMTECH Construction Management Group Corporation in construction management are discussed and aimed to be resolved by introducing a framework for Quality Management System (QMS) to its core work activities in the company. The QMS in the construction industry provides generic guidance for establishing quality management procedures to ensure all phases of the construction project are aligned with the client’s requirements and needs. QMS encompasses processes from the initiation phase of a project until the project closure stage, and it can include guidelines for continuous improvement and maintenance. Despite its usefulness for construction management, QMS is not widely adopted to many construction management companies in the Philippines, such as CMTECH, because most construction management companies view QMS as an additional expense that has little monetary return. In this practicum report, the development of a framework for QMS is initiated as an integral part of managing construction projects, especially its core activities in the construction management phases. First, the core activities, issues, and problems encountered in CMTECH are identified by engaging in focus group discussions with the engineers of CMTECH and by immersing to some of CMTECH’s ongoing projects. Second, a framework for QMS for its core activities are developed through the lessons learned from the literature review, other construction company’s QMS guidelines, and focused group discussions. Finally, this practicum report evidences that the proposed QMS guidelines for CMTECH had made susbtantial impact by implementing the proposed flowcharts and forms for the critical work processes. The results of this practicum project can aid CMTECH or any construction management company in furthering the implementation of QMS on other essential activities that have not been considered in this practicum report.
