Abstract/Summary
In an industry where stiff competition exists both in design and construction, from local to foreign firms, ingenuity, resourcefulness and innovation should be given much consideration. Having this in mind, the concept of Value Engineering comes in, defined as the science devoted to reducing cost and increasing efficiency.
This Practicum Project exhibits the use of Value Engineering on the Proposed Lexber Homes Beachworld (A Resort Condominium) Building. The project involved complete re-evaluation, analysis, design and structural costing. And after due consideration of possible alternatives and/or options such as using an entirely steel framing system due to steel's superior strength-to-weight ratio or re-proportioning of the whole reinforced concrete framing system, the study came up with a framing system combining both structural steel and reinforced concrete.
The new structural system was estimated and the resulting structural cost was compared against the original cost estimate. From cost comparison, the newly developed structural system showed a cost difference and savings of One Million Nine Hundred Thirty Five Thousand Nine Hundred Ninety Four Pesos (P1,935,994.00) or that is 15.376% of the original cost. Majority of which came from savings on the reinforcing steel bars, which accounts for 94.465 kg/m3 of concrete as compared to 195.977 kg/m3 of the original framing system, while introducing only 17.130 kg/m3 of 36 ksi structural steel section for the staggered truss system.
Based on actual data obtained from re-evaluation, analysis and design, results have shown the effectivity of the adopted approach and design philosophy in the implementation of Value Engineering as a method of reducing cost while providing designers and builders, Client Satisfaction.
