Abstract/Summary

Laguna Properties Holdings, Inc. is one of the key movers in the housing sector of the real estate industry. It has been in existence since 1993 and has continued to grow over the years setting the standard for the market segment it competes in. The company takes pride in its roots from Ayala Land Inc., which is rich of tradition and expertise. For the company, engaging in the housing industry has a social aspect attached to it. The company is supportive of the national government's call for private participation in addressing the nation's housing issues thus earning recognition from both the private and public sector.

The real estate industry, particularly the housing sector, has grown over the years. It has evolved from merely building houses into the development of thriving communities. Many consider it as a good barometer for a country's economic and social development. As such, it is sensitive to macroeconomic, social and political conditions and changes.

The housing industry has experienced significant growth following the economic crisis in the late 1990s. Industry trends point out promising outlooks beyond the horizon. The prospective growth in the industry is attributed to the growing market particularly in the middle-income and OFW segment, continued government support and the emergence of creative financing schemes.

With all of the opportunities as well as threats that face the housing industry, it is imperative for LPHI to act accordingly. The company must undertake several measures that will capitalize on opportunities and minimize on the threats. LPHI would have to face stiff competition as well as address company issues in order to achieve their ultimate goal.
