Abstract/Summary

The real estate is one of the biggest economic sectors in the Philippines, which remains to continuously develop. Growths of investments, sales and developments of properties have been attributed to the drastic boom of the real estate market. Vertical living has been increasingly popular and the heightened demand and trend of properties particularly on condominiums have been proven to be closely associated with the Overseas Filipino Workers (OFWs), as well as the expatriate population in the Philippines. The real estate market evidently poses countless of opportunities. With this, the study was conducted to provide the real estate stakeholders insights and a better understanding on the factors that affect the occurrence of sales transactions, based from the perception of the sales agents, who are knowledgeable about the subject matter and are the driving elements for a sales transaction to occur. Purposive sampling technique was employed in order to gather the data. The researchers were able to survey 72 sales agents from Federal Land Inc. and 70 sales agents from Century Properties Group, wherein the number of respondents who were able to sell a unit or units of the condominium projects identified in the study were 32 and 27, respectively. The study identified the dependencies of the factors in terms of environmental, physical, marketing and economic attributes to the occurrence of a sales transaction among the high-end condominium projects in Metro Manila specifically, the Six Senses Resort Condos of Federal Land Inc. and The Trump Tower of Century Properties Group. The results from the Test of Independence showed that the occurrence of a sales transaction for both companies were dependent on all the factors considered in the study. Moreover, the study also determined if there is a significance difference among the factors to the occurrence of a sales transaction between the two companies, with the help of the Anova Test.
